Cockermouth sits where the Cocker runs into the Derwent, which is the town's best feature and its recurring problem. Main Street took the worst of 2009 and then Storm Desmond in 2015, and a lot of what we have done here since has followed water — drying out, re-plastering, re-roofing, and repairing render that came off with the damp.

It is a handsome town to work in. Main Street is largely Georgian and Victorian, much of it listed, and Wordsworth House sits in the middle of it. That means consent, agreed fixings and scaffolds that stand independent of the fabric wherever we can manage it.

Flood work also has its own rhythm. Insurers want photographs, loss adjusters want access, and the building needs to be dry before anyone can price the repair properly.
